For more than 80 years, this 180-acre area along the banks of Lake Ewauna had been home to Modoc Lumber Co. and a variety of other industries and agriculture.
When the last sawmill shut down in 1995, the owners of Modoc Lumber saw the opportunity to transform a 40-acre portion of this "brownfield" site into a beautiful lakefront mixed-use development that will include homes, offices, shops and light manufacturing facilities.
A mixed-use development is a real estate project with planned integration
of some combination of retail, office, residential, hotel, recreation or
other functions. It is pedestrian-oriented and contains elements of a
live-work-play environment. It maximizes space usage, has amenities and
architectural expression and tends to mitigate traffic and sprawl.
TimberMill Shores also will create access to a portion of the lakefront that has been closed to the general public for nearly a century. A dedicated "greenbelt" along the waterfront will include amenities such as benches, art works, and a bicycle and pedestrian path stretching for miles along Lake Ewauna. This greenbelt, along with pedestrian plazas and parks, will invite residents and visitors to stop, picnic, bird-watch, people-watch, or just enjoy the view.

Sustainability for TimberMill Shores, is about the long-term economic, environmental and social implications of the way we work and the way our buildings work. The importance of health, improved environmental quality and sustainable design has been established at TimberMill Shores to help make strategic recommendations concerning the integration of healthy design and building practices into the sustainable development of our TimberMill Shores projects.
The use of alternative "green" building methods and materials is strongly encouraged in the TimberMill Shores development. We recommend the implementation of green design and construction practices in areas where the building owner has control. The effects of improved indoor environmental quality, energy and water efficient buildings raises the standard of conventional building design and construction. Methods of passive solar design, renewable energy and energy management are encouraged with the development of each site and building. The developers of TimberMill Shores also intend to restore more than 100 acres of lakefront land to a more natural state, enhancing habitat for fish, waterfowl and other wildlife.
TimberMill Shores is directly adjacent to downtown Klamath Falls and just off Oregon Highway 97, and will make a major contribution to the appeal and economic vitality of the city and the region.
